Tips on Faster Rentals (Part 5 of 5)

This is the fifth and final post on how to prepare your property for the rental market. Check out the Intellirent blog for Parts 1-4 which covered safety upgrades, top maintenance to-do's, the best cosmetic changes to make, and market positioning.

In this final post of Intellirent's five-part series on how to get your property rented lightening fast, the focus is on marketing your property. Intellirent does a lot of the legwork on this by syndicating your listing to more rental platforms than any other company on the web.  Listings on more sites translates to more rental applications and, ultimately, faster rentals.

But, before any of that can happen, you need to craft a descriptive, professional and visually appealing ad for your rental. This is your chance to convey how great your property is and why it deserves a potential renter's consideration. Make sure you make the most of it by including the following elements:

GOOD PHOTOS

This is in all caps for a reason--photos can make or break your listing. If possible, hire a photographer with real estate experience to do this. They have superior equipment and expertise on how to optimize lighting, angles, and focus to show your unit off the best. Make sure you include enough pictures to fully illustrate your property's features and amenities.

Include a Floor Plan

Potential renters love to visualize how they would use a new space. Including a floor plan puts the pieces together for someone considering moving in.

Well-written, Descriptive Ad

Pictures go a long way towards attracting attention to your listing, but you need a solid description of your property to back them up. Be sure to include details that aren't readily apparent in pictures (e.g., recently replaced roof, functional gas fireplaces, etc.). Also, don't forget to include the "hidden" location benefits you identified in part 4 of this series.

With all the attention your listing will be getting thanks to Intellirent's widespread postings, you want to make sure you are putting your best foot forward. Following these tips will help your property get rented in no time!
